Transforming a Blighted Site
The Park and Polk project by Jonathan Segal Architect emerged from the ashes of a once-blighted site, previously occupied by a large church. Left vacant for nearly a decade, this space was revitalized to breathe new life into the community.
A Dynamic Mix of Uses
Comprising 43 residential lofts, 4 very low-income affordable units, 7 office studios, and ground-floor retail spaces, Park and Polk offers a dynamic mix of uses. Notably, the project stands out for its inclusion of very low-income affordable housing without relying on government funding or tax incentives.
Innovative Design
The architectural design of Park and Polk challenges conventions, with a bold ‘H’ floor plan that defies the typical mass-produced building layout. By creating large voids along the perimeter and integrating ample daylight into all units, the design fosters a sense of openness and connectivity.
Delicate Facade Details
The western elevation features delicate fins that not only provide lighting and heat control but also contribute to the building’s aesthetic appeal. Modeled after vintage car grilles, these fins add a layer of sophistication to the exterior, dynamically changing in appearance as sunlight interacts with them throughout the day.
Engaging the Community
Along Park Boulevard, the ground floor commercial spaces engage the street with floor-to-ceiling glazing, inviting pedestrian interaction. Additionally, the rooftop communal space, adorned with large olive trees, provides a gathering place for residents to enjoy panoramic views and socialize.
Sustainability Features
Park and Polk prioritizes sustainability, incorporating natural ventilation and lighting in all hallways, offsetting power usage with a large solar array, and implementing passive energy-saving strategies. Above-ground planters on the first-floor roof further contribute to sustainability efforts by nurturing drought-tolerant grasses and trees that filter stormwater.
